With that in mind, you also need to figure about your budget. Look at your finances to determine how much of a monthly payment you can afford to pay for. Be sure to assess your income and expenses very well. Take into consideration real estate fees, interest rates, closing costs, and maintenance fees apart from the upfront cost of the property.

It is important to choose a place that will provide you with serenity, accessibility, natural surroundings, and of course, security.

Buyer's Guide
1. Viewing/Tripping. Visit your prospected model unit personally or schedule it through your agent and representative (relatives or trusted friend). Take note of the unit features, design and location as you go through the viewing/tripping.
We recommend to bring with you your reservation fee, booking of unit is a first come first served basis only.
2. Selecting the Best Location. Selecting the Best House Location Within the Village Once you have decided to purchase on that particular housing project, ask you agent/representative for the best location within the village. These includes the position of the house (Is it facing east which is a “morning sun” type or west?), the distance from the access roads, etc. Block / lot number and house color are also decided within this point.

3. Mode and Terms of Payment. Now you already have an available unit ready to be reserved. At this point, you will go to the reservation office to reserve that unit. You’ll be given BIS (Buyer’s Information Sheet) and Reservation Agreement Form that needs to be filled out during the reservation process. It is also at this point that you will be asked which financing mode and terms of payment would you want your housing mortgage to be?

4. Pay the Reservation Fee. Remember, reservation fee is non-refundable in case the you decide to cancel the unit. Only cash, personal check, company check, cashier’s check or manager’s check are accepted as reservation fee.
5. Filling out Important Forms & Contract Signing. Once the reservation fee has been paid, you will now have to fill out the following forms & contract which are part of your requirements in purchasing the unit:
6. Requirement Submission. Before you and your agent call it a day, your agent/representative will give you a list of requirements that needs to be submitted within 60 to 90 days from date of reservation.

If requirements are lacking once the house/unit is constructed and ready to be transfered, We will not allow the Buyer to inspect the house, move-in or transfer unless these requirements (especially the post-dated checks) are submitted.
7. Downpayment Period Pay your first Monthly Downpayment 30 – 45 days from the date of reservation
8. Notice for Inspection & House Move-In. Once the full downpayment has been paid with complete requirments and depending on financing mode (for BANK & IN-HOUSE Financing) Letter of Guarantee (LOG) of your house loan has been released, you will now receive a Notice for Inspection.
Upon receipt of Notice for Inspection, you’ll have 3 months to inspect the house condition in preparation for your transfer or move in. Sign the House Acceptance form after inspection.
Congratulations! You may now move in to your new home.
9. Electricity & Water Application At this point, you may now apply for MERALCO (3 weeks processing) and water connection (3 days processing) through their local office (on selected projects only). While waiting for electric connection, we will allow you to get electric connection through sub-meter connection within the village.
10. House Improvements Interior and exterior house improvements and expansion will only be allowed once you have transferred/moved in to your new unit.
- IN-HOUSE Financing
- Downpayment of 30% of the TOTAL CONTRACT PRICE payable in 30 months. Cash or INSTALLMENT NO INTERESTS.
- Balance of 70% payable upto 5 to 10 years to pay with Interest.
- Bank Financing
- Downpayment of 12.50% of the TOTAL CONTRACT PRICE payable in 15 months. Cash or INSTALLMENT NO INTERESTS.
- Balance of 87.50% of the TOTAL CONTRACT PRICE
- if OFW payable upto 5 years to 15 years
- if Locally Employed payable upto 5 years to 20 years
- AFFILIATED BANK are: Metrobank / UCPB / BDO
- Cash Deferred Payment – 24 equal monthly installment with NO INTEREST NO DOWNPAYMENT
- Spot Cash Payment Total Selling Price – avail a 10% discount if fullypaid within 7days from Reservation Date.

- Special Power of Attorney (if Buyer is not available or OFW - Overseas Filipino Worker)

On the 16th to 18th Month while paying your downpayment and submission of full requirements (documents & postdated checks). No need for loan take-out.
For Spot Cash Buyers or Spot Full Downpayment
For non-RFO units, House completion and turnover will still follow by Developer’s house completion schedule as shown in the Inventory Sheet. For Ready for Occupancy Units (RFO) with Notice of Completion, Buyers can move-in immediately.
